Role Overview

We are seeking an experienced Director to join the Real Estate Fund Management team of a leading Saudi investment institution.

The successful candidate will take senior responsibility for the management of real estate funds and investments across their full lifecycle, from initial evaluation and acquisition through active fund management and eventual exit.

This is a highly commercial and investment-focused position requiring strong financial judgement, extensive knowledge of the Saudi Arabian real estate market and the ability to independently assess, challenge and make decisions on investment opportunities.

The individual will lead transactions and fund-related initiatives from A–Z, manage key stakeholder relationships and lead a team within the Real Estate function. The role also offers a potential longer-term succession path to Head of Real Estate.

Key Responsibilities

• Lead the management of Saudi real estate funds across the complete investment lifecycle, including acquisition, active management and exit.
• Independently assess new real estate investment opportunities and determine their commercial and financial attractiveness.
• Lead real estate transactions from initial evaluation through due diligence, investment approval, execution, management and exit.
• Review, challenge and amend detailed financial models, underlying assumptions, valuations and investment cases.
• Provide strong investment judgement, including the ability to reject opportunities where risk-adjusted returns or investment fundamentals are insufficient.
• Develop and execute fund and asset-level investment strategies.
• Lead decisions relating to the timing and structure of investment exits.
• Conduct detailed financial, commercial and risk analysis across prospective and existing investments.
• Manage private real estate funds, including the establishment of new funds and the management and exit of existing vehicles.
• Maintain a detailed understanding of fund structures, taxation, governance and regulatory requirements within Saudi Arabia.
• Manage relationships across the complete real estate ecosystem, including Boards of Directors, developers, investors, agents, consultants, marketing partners and other external stakeholders.
• Lead and develop a team of investment/fund management professionals.
• Work closely with internal analytics, reporting, engineering and technical teams to ensure appropriate oversight of investments.
• Maintain strong relationships across the Saudi institutional investment landscape, including familiarity with PIF and PIF-related portfolio companies.

Candidate Requirements

• Minimum 10+ years of professional experience, with at least 7+ years specifically within the real estate sector.
• Significant experience within Saudi Arabian real estate is essential.
• Strong track record within real estate investment and fund management, rather than purely development, construction or technical real estate.
• Demonstrable experience managing real estate funds through different stages of their lifecycle, including the creation and/or exit of funds.
• Personally led a minimum of 3 significant real estate transactions from A–Z.
• Strong understanding of the key Saudi real estate markets, particularly Riyadh, Jeddah, Makkah and Madinah.
• Detailed knowledge of Saudi real estate funds, fund structures, management, exits and taxation.
• Strong understanding of relevant Saudi real estate regulations, including areas such as White Land Tax, vacant-property regulations and evolving regulatory requirements.
• Advanced financial analysis and modelling capabilities, with the ability to independently review, challenge, amend and validate investment models.
• Strong understanding of investment and portfolio risk.
• Experience within private real estate funds and institutional investment environments.
• Proven people-management experience, including having directly managed a team of at least 3 professionals.
• Strong stakeholder-management capabilities and experience managing senior internal and external relationships.
• Knowledge of the PIF ecosystem and major Saudi investment/capital companies is highly advantageous.
• Arabic/English bilingual capability is preferred.
