About the Role

ADAAR is seeking a Property Manager to oversee an assigned property portfolio. This full-time role is based in Makkah, with operations spanning Jeddah and Makkah. The position requires end-to-end accountability for property operations, tenant relationships, and various management functions, reporting directly to the Head of Property Management for escalated matters.

Key Responsibilities

• Manage daily operations of assigned commercial properties, ensuring property condition, service quality, and owner requirements are met.
• Oversee tenant relationships, including move-in/move-out coordination, inspections, issue resolution, and closure of operational complaints.
• Manage Facilities Management (FM), maintenance, and specialist service providers, monitoring SLA/KPI performance, conducting meetings, implementing corrective actions, and managing renewals and service delivery.
• Coordinate with suppliers and operational vendors within delegated authority, including scope follow-up, performance review, and invoice/service verification prior to financial processing.
• Prepare and monitor property operating budgets, OPEX forecasts, and variances, identifying opportunities for cost control and efficiency.
• Follow up on CAPEX and operational projects within delegated authority, covering scope, procurement coordination, progress, risks, cost, and handover.
• Coordinate contract administration, renewals, collection follow-up, and arrears cases with the Contracts & Collection Officer, escalating material cases as needed.
• Maintain licenses, compliance records, action logs, inspections, and operational documentation for assigned assets.
• Prepare monthly property performance reports detailing operations, tenants, FM/service providers, suppliers, projects, risks, collections, and required management decisions.
• Escalate material risks, high-impact tenant matters, significant service failures, major expenditure, and key-client matters to the Head of Property Management.

Experience and Qualifications

• A minimum of 5 to 10 years of experience in property management is required.
• Demonstrated ability to manage property operations, tenant relations, and service provider performance.
• Experience in budget preparation, monitoring, and cost control.
• Proficiency in managing projects and coordinating with various stakeholders.

Work Environment

This is a full-time position within ADAAR, based in Makkah, with responsibilities extending to properties in Jeddah. The role involves working closely with internal teams, tenants, and external service providers to ensure efficient property management.
