Beresford Wilson & Partners (BWP) is partnering with a leading luxury private real estate developer in Saudi Arabia to appoint an experienced Finance Director.

This is an opportunity for a commercially minded finance professional to take a leading role in the financial management of high-end real estate developments, supporting strategic investment decisions, project delivery and the company s long-term growth.

The successful candidate will bring a strong background in real estate development finance, ideally gained directly within a developer environment, with the ability to operate at both a strategic and hands-on level.

Key Responsibilities

Financial Strategy & Leadership

• Lead the company s financial planning, management and reporting activities, ensuring alignment with business objectives and development strategies.
• Provide financial guidance to senior leadership on investment decisions, project performance and commercial opportunities.
• Develop and maintain financial controls, reporting frameworks and financial management processes.
• Support the evaluation of new development opportunities and the company s wider growth strategy.

Project Finance & Development Financials

• Oversee the financial performance of real estate development projects throughout the development lifecycle.
• Manage project budgets, cost forecasts, cash flow projections and financial reporting.
• Monitor project expenditure against approved budgets, identifying financial risks and recommending corrective actions.
• Work closely with development, commercial and project delivery teams to ensure financial objectives are achieved.
• Assess project profitability, financial performance and return on investment.

Financial Modelling & Feasibility

• Lead the preparation and review of financial feasibility studies for new real estate developments.
• Develop and maintain detailed financial models to support investment decisions and project evaluations.
• Conduct scenario analysis, sensitivity testing and financial risk assessments.
• Evaluate development costs, revenue assumptions, funding requirements and projected returns.
• Present financial analysis and investment recommendations to senior management.

Cash Flow Management & Funding

• Manage company-wide and project-level cash flow planning to ensure sufficient liquidity throughout development cycles.
• Oversee funding requirements and financial commitments across multiple projects.
• Support the structuring and negotiation of project financing arrangements.
• Manage relationships with banks, financial institutions and external funding partners.
• Monitor financing obligations, repayment schedules and funding conditions.

Financial Reporting & Governance

• Oversee the preparation of accurate and timely financial reports, budgets and forecasts.
• Ensure compliance with applicable financial reporting standards, regulatory requirements and internal policies.
• Coordinate with external auditors, tax advisors and other financial stakeholders.
• Establish robust financial controls and risk management procedures.
• Provide regular financial updates and performance analysis to senior leadership.

  
  

Desired Candidate Profile

Essential Experience & Qualifications

• Saudi national.
• Proven experience in a senior finance position within the real estate development sector.
• Strong preference for candidates who have worked directly for a real estate developer rather than solely within consultancy, contracting or financial services.
• Demonstrable hands-on experience managing project financials, budgets, forecasting and cash flow.
• Strong expertise in real estate project feasibility, investment analysis and financial modelling.
• Solid understanding of the real estate development lifecycle and its financial implications.
• Experience working closely with development, commercial and project delivery teams.
• Strong financial reporting, analytical and commercial decision-making capabilities.
• Bachelor s degree in Finance, Accounting, Economics or a related discipline.

Desirable Experience

• Experience within luxury residential, hospitality, mixed-use or other high-end real estate developments.
• Exposure to project financing, debt structuring and banking relationships.
• Professional finance qualifications such as CPA, ACCA, CMA or CFA.
• Experience supporting investment committees, board-level reporting or strategic investment decisions.
• Knowledge of the Saudi Arabian real estate development and financing landscape.
