qualified Architectural Engineer to take on the role of Project Manager to oversee the execution of a large-scale, five-star luxury hotel project in Riyadh. The scope covers all phases from concrete works and structural execution up to final finishes, fit-outs, and handover to the hotel operator.

Requirements

I. Qualifications & Requirements

• Education: Bachelor’s degree in Architectural Engineering.

• Experience: A minimum of 15 years of practical experience in engineering supervision and major project management.

• Specialized Experience: Proven track record in managing and supervising the execution of luxury 5-star hotels (candidates who previously held a Project Manager position for a similar project are preferred).

• Professional Certification: Holding a valid PMP (Project Management Professional) credential from the Project Management Institute (PMI) is a mandatory requirement.

• Project Lifecycle Expertise: Comprehensive experience managing all project phases—starting from structural and concrete works, moving through facades, architectural finishes, and MEP systems, up to commissioning, trial operation, and final handover to the operator.

• Industry Standards: Deep familiarity with luxury hotel operational requirements, hospitality operator standards, inspection protocols, and handover procedures.

• Management Skills: Strong background in leading engineering supervision teams, managing contractors and consultants, and overseeing quality, cost control, and project schedules.

II. Key Responsibilities

1. Engineering Supervision: Direct overall project engineering supervision and monitor the execution of all works in accordance with approved drawings, specifications, and contracts.

2. Team Leadership: Lead the supervision team and coordinate across all engineering disciplines, contractors, and consultants.

3. Specialized Scopes: Oversee luxury hotel facades, interior finishes, MEP systems, and safety/security systems.

4. Schedule & Progress: Manage the master project schedule, track progress percentages, and implement timely corrective actions.

5. Quality Control: Monitor quality assurance, review/approve materials, samples, and shop drawings in coordination with relevant stakeholders.

6. Stakeholder Alignment: Coordinate closely with the project owner and hotel operator representatives to ensure compliance with operational requirements and approved hospitality standards.

7. Testing & Commissioning: Manage testing and trial operation phases, address technical remarks, and oversee punch list generation.

8. Handover & Documentation: Lead preliminary and final handover procedures, ensuring the completeness of project documentation, as-built drawings, O&M manuals, and training records.

9. Final Delivery: Supervise the final handover of the project to the hotel operator in full compliance with the owner’s, operator’s, and regulatory authorities' requirements.
