Role purpose

We are seeking an experienced and technically proficient fit-out manager with a strong MEP and architecture background to lead the design development, technical coordination, and delivery of MEP and architectural fit-out activities across retail, food and beverage (F&B), administration office, and commercial units. This role combines hands-on site management with technical design oversight, ensuring design intent, buildability, and full compliance with property standards, approved specifications, and mall requirements throughout the fit-out lifecycle.

Key responsibilities

Design development and technical coordination

Lead fit-out design development, space planning, and technical detailing, ensuring design intent, functionality, and buildability are maintained throughout project delivery. Review and coordinate architectural, interior, structural, civil, and MEP drawings; identify design clashes; resolve technical constraints; and ensure seamless integration of all building services. Oversee the preparation, technical review, and approval of construction drawings, shop drawings, reflected ceiling plans, joinery details, material submittals, and project specifications.

Multidisciplinary coordination and approvals

Drive multidisciplinary coordination with tenants, consultants, contractors, suppliers, and project stakeholders to resolve requests for information (RFIs), manage design revisions, and secure statutory approvals, no-objection certificates (NOCs), and mall or building management clearances. Review tenant design submissions, shop drawings, material specifications, and fit-out proposals. Coordinate closely with mall operations to ensure compliance with approved requirements and RDD standards.

Site monitoring and quality control

Conduct regular site inspections and monitor fit-out works to ensure quality and compliance with approved drawings, specifications, and engineering standards. Evaluate materials, finishes, construction methodologies, and site conditions to ensure compliance, durability, constructability, and alignment with project requirements. Coordinate architectural works with MEP and other disciplines as needed. Track technical observations, non-conformances, and corrective actions through to resolution. Oversee technical inspections, testing coordination, and project handover to ensure completed works meet approved design intent and operational requirements.

Cost, schedule, and compliance management

Support cost optimization and value engineering through bill of quantities (BOQ) reviews, specification assessments, and design variation control while mitigating technical and commercial risks. Manage design deliverables, submission schedules, quality compliance, and technical interfaces to ensure timely execution in accordance with contractual obligations and project standards. Support enforcement of the mall’s RDD and fit-out requirements and technical specifications.

Leadership and stakeholder management

Lead the fit-out department within the property, manage the fit-out team, and maintain professional, effective communication with tenants, consultants, contractors, and key stakeholders. Prepare technical and progress reports, follow up on work progress with management, and ensure effective coordination and relationship management with clients, tenants, and government entities.

Required qualifications and experience

Academic qualifications

A bachelor’s degree in architecture, MEP (mechanical or electrical engineering), interior design, or a related technical discipline is mandatory. Candidates with complementary knowledge across both architectural and MEP disciplines are strongly preferred, given the dual technical scope of this role.

Professional experience

A minimum of five years of relevant experience in interior fit-out design, technical coordination, RDD, or MEP or architectural supervision or project coordination is required, preferably within a fit-out contractor, design-and-build, or mall or retail environment. Experience must include retail, shopping mall, F&B, or commercial projects, with proven experience managing fit-out design packages from concept development through technical documentation and site implementation. Demonstrated schedule recovery cases, authority or landlord approval experience, and vendor management are highly valued.

Technical skills

Candidates should be fluent in reading and marking up interior design, architectural, MEP, and joinery drawings, with specification governance experience, including specification books, sections, and submittal workflows. Proficiency in AutoCAD is required, along with familiarity with MS Project, Primavera, SketchUp, Bluebeam, InDesign, or similar tools. A strong understanding of RDD standards, Egypt fit-out approval procedures, authority requirements, and building management guidelines is essential, along with the ability to review and resolve technical conflicts across architectural and MEP scopes.

Personal skills

The role requires strong communication, coordination, and stakeholder management skills, with an effective and consistent site presence to provide direct on-site supervision across trades. Strong leadership and team management capabilities are essential, including performance evaluation and identification of training needs. Excellent organizational and follow-up skills and the ability to work within a multidisciplinary team are also required.
